We will discuss the differences between an Umbrella Policy and an Excess policy, looking at how one may provide broader coverage and the other follows the same coverages and exclusions found in the underlying policies.  Speaking of underlying policies, we will review the required minimum underlying limits, why they are required and what happens if the insured fails to maintain those limits.  We explore key terms and concepts found in Umbrella and Excess policies recognizing that there are no standard policies and that it is incumbent on an agent to understand what the policy they are offering to a prospect/customer.
